Site Survey & Land Preparation

2-4 weeks

Our site team conducts a topographic survey and soil assessment of the build site. The land is cleared, leveled, and prepared for foundation work, including utility access routes and perimeter marking.

Architectural Configuration

3-5 weeks

The client finalizes their module configuration, interior layout, and add-on selections through our structured design review process. Architectural drawings, engineering specifications, and permit documentation are prepared for submission to local authorities.

Modular Manufacturing

8-12 weeks

Factory-built modular panels, structural frames, and MEP (mechanical, electrical, plumbing) cassettes are manufactured under controlled conditions. Off-site fabrication ensures precision tolerances that on-site construction cannot match and reduces weather-related delays.

Ocean Freight & Customs Clearance

6-10 weeks

Completed modules are containerized and shipped from our manufacturing facility to the Port of Tema, Ghana. Our customs clearance team manages all documentation, duties, and port coordination to ensure modules arrive on schedule and in compliance.

Inland Transport to Site

1-2 weeks

Containerized modules are transported overland from Tema port to the Asebu build site via coordinated heavy-load logistics. Route assessment and permits are arranged in advance to avoid delays at road checkpoints.

On-Site Assembly

4-6 weeks

Our certified assembly crew sets foundations, cranes modules into position, and connects all structural, electrical, and plumbing systems. Quality inspections are conducted at each assembly milestone before the next phase begins.

Handover & Move-In

1-2 weeks

A full snagging inspection is carried out with the client present, and any outstanding punch-list items are resolved. Final utility connections are confirmed, keys are handed over, and the homeowner warranty documentation is delivered.

Asebu was selected as the pilot site not by opportunity alone, but by design calculus. The Central Region offers one of the lowest land-acquisition friction indexes along Ghana's coastal belt, proximity to the Tema port corridor for modular component delivery, and a demonstrable housing deficit anchored in a settled, non-speculative community. The land tenure patterns here — communal holdings transitioning to leasehold — are precisely the conditions under which community-first development can proceed without displacement.

Community-first design at Asebu means the unit specifications derive from household surveys, not developer assumption. Bedroom counts reflect multi-generational occupancy patterns documented in the Central Region; kitchen configurations account for both indoor and outdoor cooking practices; orientation follows prevailing wind lines rather than plot subdivision geometry. The result is a unit built in a factory and designed by the community it will house.
